@Sam B.,  While there are some deals to be found locally, CT is quite expensive when it comes to investing. We can find 2 properties for the same price as one in CT in a different market and get the same return on a flip or cashflows for rentals. We have a crew in CT that we want to keep busy, so we will still keep going here, but we do want explore beyond our comfort zone and look in other markets.

Hi @Luke Anderson. Thanks for the response! We are looking at a couple of different markets at the moment, Norfolk Virginia, Indianapolis Indiana, and Tampa Florida. We are going to narrow our focus to one of these markets for now and get our feet wet by finding the right realtor, property manager, lender, and contractors in the market we choose. We would like to have our first property by June and go from there.

Hey BP!

We are looking to start investing in out of state markets and wanted to see if there are any other members from CT that have done or are still doing this. 

We have been buying properties exclusively in CT for the past 3 years and are interested in other state markets. We are looking to build out our team and have a couple of markets in mind, just wanted to see if there are others from our area with some experience in this.

Thanks everyone for the comments!  Definitely not looking for turnkey properties as we are looking to force some appreciation on these properties. @Steve Kontos, We will be scouting BP as you mentioned to see if anyone in CT has been doing this as well. As you know, while there are still deals to be found locally, we are just looking to extend beyond the local market.

We've been investing in CT for a few years now and are looking to start building a team and investing out of state. Just wanted to get some opinions on what cities and markets other investors are working in and why it appeals to them. We are looking for properties we can BRRR, but would also be open to flipping as well.

@Tim Puffer,  the units have been completely redone with granite countertops, hardwood floors, new windows, and we have recently converted from oil to natural gas heat.

@Grant Rothenburger, We are having some trouble getting tenants in. We are asking for a higher rent than the market, but we have filled 2 units for the current asking rent. The town we are in is changing for the better, so we are optimistic on the rent. That being said, we are perfectly okay with lowering the rent to closer to market to get it rented.

We have a 6 unit property in Middletown CT. That has 2 vacant units and are looking for some ways to market this property. Some of things we have tried include:

  • For Rent Signs
  • Rent Linx
  • Zillow Rental Manager which links to Trulia and HotPads
  • Facebook Local Groups, no paid ads yet
  • Craigslist
  • Using A Realtor To Advertise

We've had some responses, and did get one new tenant from this back in November, but we still have a couple more units to go and will be turning over 2 more units this year. 

So I wanted to reach out and see what other members are doing to fill vacancies.
