@Eric Chiang and @Frank Rodrigues. Looks like the report came from: https://mbshighway.com/, which is used by mortgage brokers. Seems pricey based on the monthly fees they charge, but knowing a mortgage broker in your target area would be a good think and they can probably send you this data.

Thanks for the replies! @Frank Rodrigues, I will check out this data and be in touch. @Michael Doherty, I would be interested in higher unit mixes near colleges if you come across anything. Also, like the east coast in Florida. The issue with CT primarily is the tenant laws. Waiting over a year now with the courts backed up to evict someone is not pleasant. I've heard enough stories from other landlords. Luckily haven't had this problem.

Hi Everyone!

Curious about what markets you are investing in and how it has changed since early 2020. I have rental properties in Connecticut and have been blessed with good tenants and high appreciation with the migration of buyers coming in from New York and low inventory which helped me refinance properties and improve cash flow. I'm looking to start investing out of state to find better cash-flowing properties, landlord-friendly laws, and increased demand for rentals. From different podcasts and research, I know there are good opportunities out there. What markets are you finding positive cash flow? Are you finding better opportunities in smaller multi-families or bigger units?

I'm curious what your thoughts on this market are now. I'm from Connecticut and we've had the same problem with people migrating in from New York and prices going well over ask. We do room rentals and it works well locally. Have rent prices changed at all in the last 9 months? I would think that as locals are squeezed out of buying a home, there would be a stronger demand over rentals, which would start increasing rents. I'm interested in markets surrounding Boise, especially in development projects and apartment buildings. Does anyone have any good sources for price-rent-ratios in this area?

Thanks @Alexander Felice and Eric! The automation idea is awesome as we are definitely wasting time right now dealing with maintenance issues and snow removal. Any tips on finding a maintenance person? I like the idea of commercial investing outside of retail. We were actually looking at storage units in CT because they are easier to evict in this state. We have the lenders, and they have the backing for development, but I haven't thought about land workshops so I will look into this! I started networking when I first broke into real estate 7 years ago, but trailed off, so that's definitely an area I have to pick back up. As Alexander mentioned, forming relationships with those more successful than myself is the right path for sure!

Hi Everyone!

I invest in college rentals and am looking to grow my portfolio. My partners and I currently own 2 2-Families and 3 Single families in our market with goals to reach 35 properties in 5 years. I would like to know from those of you who have acquired many properties what were the 5 major moves that made the most difference in being able to acquire these properties?

Post: Private Lending Question

Greetings BP!

Had some questions on private lending, and I figured this was the place to ask!

We have a private lender who has been writing mortgages with us for a couple of years now. His attorney had mentioned to us that once he reaches 5 mortgages in any given year, that he would have to register as a mortgage broker.

Is this true? Does this vary by state? If so, is it hard to register as a broker?  Are there other ways around this if he needs to register, but doesn't want to.

Would love to hear your thoughts on this.
