Justin - I had read through that once before I started this thread and didn't think it was for me, but after the second read through I think Im going to go with the option and then assign a purchase agreement. But when I do that and say my end buyer successfully closes with the purchase agreement that I assigned to him. Does that just void the option or do I just throw it away or what?

Micheal - I do have a pretty simple purchase contract that an attorney sent me that has no assignment clause and I wasnt sure if it was assignable or not because of that and Im also not sure if the assignment needs to be notarized.

I've been trying to find the ideal purchase contract for a while now with little success. I've decided to just have one written up, so I want your alls opinion on what is neccessary as both the wholesaler and the end buyer.

What does a contract need to say to cover my butt as a wholesaler? and what do investors who are buying from wholesalers like to have in the purchase contract?

Don, how does having capital help with wholesaling?

Justin, maybe you would be better off dealing with distressed individuals as opposed to banks? Im just learning as well, but its just a thought.

Rich - Im pretty sure after step 5 you need to left or right click that box and click download again or "open" or "save." It should be one of those lol.

Is the box at the end with the red X the same side as the orinal pop-up that says you have to insall?

Say I have a house that I would like to wholesale and the house is owned by a motivated seller. How do I convince the home owner to sign a contract with me when I'm not the end buyer meaning that if everything doesn't work out and I can't find a buyer, they just lost 60 days? Why wouldn't they choose someone over me that has the cash to buy the house?

I would like to be upfront with the home owner and let them know that I won't be the end buyer, but how do I do that without losing their interest?
