How do you establish confidence with your seller?

Say I have a house that I would like to wholesale and the house is owned by a motivated seller. How do I convince the home owner to sign a contract with me when I'm not the end buyer meaning that if everything doesn't work out and I can't find a buyer, they just lost 60 days? Why wouldn't they choose someone over me that has the cash to buy the house?

I would like to be upfront with the home owner and let them know that I won't be the end buyer, but how do I do that without losing their interest?
