Whats included in the ideal contract?

I've been trying to find the ideal purchase contract for a while now with little success. I've decided to just have one written up, so I want your alls opinion on what is neccessary as both the wholesaler and the end buyer.

What does a contract need to say to cover my butt as a wholesaler? and what do investors who are buying from wholesalers like to have in the purchase contract?
