Just used both the "Rental Property Calculator" and the "House Flipping Calculator" on the same property. 

It was a negative cash flow as a rental but as a Fix and Flip...

...

Total Projected Pre-Tax Profit: $21,858.87

Total Personal Cash Invested: $126,141.13

Holding Costs Per Month: $2,177.08

Return on Investment (ROI): 17.33%

ROI (Annualized): 35.14%

...
