Information overload is common. I love BP but you could easily get overwhelmed here :). Pick one niche of investing and get knowledgeable and get going! I focus solely on affordable homes in the $55,000 range, no rentals. Staying focused is very important I think esp for new investors.

We have a top notch crew that has worked for us for 10 years. That said, I did advertise on CL for laborers. After 500 bucks worth of tools disappeared, we decided that was not a good approach when we have more work than we can handle.

Work with an experienced investor with a lot of connections in your area, that's probably your best bet. That's what I do in my city. Going through the regular channels to find good deals in going to be tough in a very hot market.

hmmmm. I know my city fared fairly well in the last two down turns. That probably is due to several factors - prices here don't go too high in the highs, and then don't have as far to fall in the down turns. 

We always have a strong demand for affordable homes here, given our immigrant population. That's probably another reason.

borrow private funds and buy cheap houses :). That's what I do. I use my own cash mostly but sometimes I borrow 20 or 30k at 8-10% for 2 years to buy more 50-60k houses. That's as close to a mortgage as I will get in REI :)

we use Jeff Katz or kaatz in san antonio, 12% rate I believe.

I'd care a lot more about how many investment deals an agent has done than any gibberish after his or her name. :)
