We have many CA cash buyers in TX. Real estate is a lot less expensive here. Most of our CA guys do owner finance, it works very well. You can buy two houses here cash for 50k and clear 800 a month on each, no maintenance. Just a thought if you ever consider investing outside of CA. Good luck.

agreed stanley. A mentor can benefit from having you as a student; you can find him investors, you can buy his deals etc. It is a two way street.

YES save your money for a deal! You are dead on brother. My mentor says exactly that - 'take that 10k and save it for a deal!'

I have heard of Phil. He 'mentors' tons of people so I would wonder how much personal attn you receive. That is just speculation on my part. 

As i posted elsewhere here tonight, I found my mentor at a local RE meeting. He's done over 1000 deals, financially retired at 28 (seriously. yes. seriously). I buy his deals, so he makes money, and his deals make me outstanding ROI. 20k on two flips and 16% roi on a buy and hold so far. I'm in San Antonio. He is a big investor but doesn't 'mentor' 1000 people a t atime or whatever like phil. And he doesn't charge me.

Pam, most of our cash buyer investors here in San Antonio are from CA. It works great for our buyers....note that you can do owner finance deals so that you do not have to be a landlord. Works brilliantly for our out of state investors. Good luck!!!!!

No, mistakes not necessary. Of course, the way to avoid them is to ONLY work with an experienced, expert mentor. As in a guy/gal who has done over 500 deals at least and has worked for 10 years in up and down markets with SUCCESS. 

I found my mentor in San Antonio and he is making me very good money, no mistakes in sight. Learn from the experience and mistakes of others. 

Find a mentor - go to RE meetings and ask for people who have done over 500 deals. those are your potential mentors right there.

I think many markets can work fine, just have to have an expert showing you where to get cheap deals. I did 20k in two flips in less than 60 days in San Antonio, doing that again in a couple weeks with two new purchases. Minimal repairs, just reselling to other investors as market appreciates.

I prefer owner financing to renting, esp out of state. I like not worrying about repairs from a distance. I love owner finance, 15% cap typical no maintenance!

I've been down that road, not a road I would wish to go down again. I prefer buying properties that require no maintenance or repairs on my part. We do this all the time in San Antonio and get 15% cap rates :). [email protected].
