I live in the area and STR's are a dime a dozen. I live next door to a very high end STR and this year the occupancy was far less than the year before. The owner actually has put it up for long term lease from June-December with no bites yet. Also, without a pool I wouldn't count on any summer guests.

We have given tenants deposit slips for them to take to the bank.  It’s never been an issue but it is for an account for rental properties only. (Not personal accounts)

Fortunately it seems that the country is looking past the conspiracy theorists (COVID and election) and getting back on track.

This is another reason I only do M2M leases from day 1...... both sides are protected and I have WAY more options.

Never relay on the immediate past landlord...... if they are a nightmare they want them gone and will lie to your face to get them gone. 


 Agree with the 1st paragraph... but Month 2 month from day 1???  Hmmmm how can you make a profit if people are in and out every 3 or 6 months if it doesn't work out? 

Cleaning cost, relisting if you use MLS and agent fees. I do 2 year minimum to keep those nasty costs down

I can see month to month in C or D neighborhoods but my tenants want certainty about where they will be living for at least a year from lease inception.  If you screen tenants well a 1 (or 2) year lease is ideal in A and B neighborhoods.

 Before we all start feeling sorry for you what was your house worth at $175/yr and what is it worth now?  My parents bought their house in Seattle 53 years ago for $40k and now it’s $2M++

I doubt that’s it.  I’ve had as many as 10 mortgage loans at once and never had a problem with an auto loan.  You didn’t mention any income?  I can see being turned down for an auto loan if you don’t have adequate income to cover the payments.

I think this is mostly BS.  First of all there are probably tens of thousands of landlords in Oakland and I guarantee you 99% of them  are not having these problems.  Second, there must be more the story.  It sounds like tenant should have been evicted 9 1/2 years ago and how can you be facing foreclosure after having owned the property for 20 years??  The appreciation alone in the past 20 years must be phenomenal let alone the pay down of principal.  I’m skeptical.

I’ve lived in Phoenix almost 20 years and used to live in Desert Ridge when I first moved here.  Of course it all personal preference but I would choose Desert Ridge over a house on a mountain in north Phoenix.

Some of the neighborhoods near the Pointe are sketchy as hell.  You are also going to have all sorts of critters including snakes, spiders and scorpions living on the side of a mountain.  Aviano is nice and is in a much better area with easy access to the Loop 101.  No brainer IMO.

This is an incredibly rare occurrence. It should not deter anybody from becoming a landlord. I’ve probably had over 100 tenants across 25 properties over the past 20 years and never ever had anything even close to this happening.
