@Alec Weissgerber I believe it’s their problem not yours as they would’ve had the funds in their account before paying you out so if the credit card has some how bounce back now the tenants have obviously gone back and queried the payments with the bank and ask for the return of funds . It up to them to chase the tenants especially since funds were due and bounced. It would be like bouncing a check .

Their bank statements would reflect the bounced payments.

@Scott Kunz you obviously have a contract with them ,contract a new cleaning company and have it specifically written into the new contract by you lawyer/attorney, they get to negotiate on cost to do the job problem solved

So have had a property for 8 years and now am required to allow pets in Victoria Australia after each tenant property becomes less and less populated of plants ,one keen vegetable gardener even lied to my face and said my plants had died naturally in order to pull them out and saw back my trees. And tried to get me to remove their vegetable garden waste because they were too lazy to put the waste in the green kerbside bin.

Dogs are now chewing the roses after I weeded and pruned the garden ,where do I stand, I have tried to get tenants to pay for plants in the past ,but always seem to get ppl claiming financial hardship when moving out 🤬/ being kicked out . Have pm managing but always get the same old old same old even after changing real estate companies.

Your best bet is to wait until she leaves and get the place back cleaned or have it cleaned I wouldn’t be relying on anyone to keep you safe in these times of Covid 19 . Your health is worth more than lost rent .

Show your perspective new tenant photos in the meantime and do a video of the house inside and out when current one moves out so you’re covered for any future events where tenants are moving out .

@Adam L.you could sell it yourself and just pay for conveyancing fees and keep the 6% real estate fees there are plenty of online platforms that enable you to do this these day , you have just got to be able to stand your ground on what you’re willing to except price wise and not take low balling price offers to heart , which you will get . Or try and rent by the month and see where you are in 3 or 6 months to time if not happy sell . I am assuming since you have been living there cost of any repairs should be minimal for a while .

@Anthony Vicino just ensure the tenant understands you are renting the property as is and you are not implying it is suitable for their medical needs ,you are a house landlord not a hospital or a facility for ppl with disabilities this should include their heating and cooling needs. Thi

Ensure that any modifications for disability access they make with your permission are reversible and they agree to reverse these modifications at their expense and not leave you your property with rails and other modifications which an able bodied person will not want in their home if you need to find a new tenant in the future and ensure that all reversal of modifications are done in a professional manor and you are not left with silicone preventing windows from closing or anything else for that matter.

You should have everything documented and signed by tenant or the legal carer .

@Autumn Whittington it would also help you financials annual income depending on you whether positive geared and resale valued the property in future,as well as an depreciation due over the years as well as any use of the property as a security for a second rental purchase as you are increasing the value of your current investment ,but as for rent , probably the only benefits are ability to attract better long term tenants ( I would hope) and less vacancy
