I would be questioning your PM more because that is not the norm in this area.  If they are a good PM they should know that.

I would say the stove and fridge would be an issue but then again I have never tried renting any of my Cleveland units without them.  Only thing that my potential tenants sometimes have are a washer and dryer.

@Jim Adrian thanks for the information!  I am a fan of how glass block looks for the basement windows.  And like I said before, the security seems a lot better than a fixed piece of glass.  I will get on YouTube and see what I can come up with for installation videos.

@Account Closed, that is a very good point that I was not considering.  It seems to be the standard for basements around here so I was just going to follow suite. I know I am happy when I see since glass block in the basement when looking at new places for sale.

@Michael Seeker, I would rather do glass block over a fixed piece of glass mainly for security reasons.  Since I have laundry in the basement I think having some natural light down there is a plus.  Plus just boarding it up probably wouldn't look very good on a brick exterior.

Question for all you handy folks out there. I have a brick duplex and am currently closing on my second one and they are both in need of glass block windows in the basement.  Is this a DIY project or something that should be let to the pros?  I am pretty handy, have done total gut down to the studs bathroom and kitchen rehab projects, but never handled glass block.  I see the preformed 6 or 9 block windows at HomeDepot that would fit perfect and already have the dryer vents in them but am clueless on how they are installed.  Thoughts?

Thanks for the advice guys!  I am waiting to hear back from someone in Texas who an investor I know has had success with.  Hopefully that works out, if not I have a few new options to check out.

I am looking to get financed on my second multifamily property.  I bought one last march and am looking at another one in my area.  I am having an issue getting approved because I have not had my places rented long enough to use it towards my income.  There has to be banks in my area that are willing to work with investors, can you recommend any that you have had success with?

I wish I would have been investing when I saw Lakewood start going getting hot.  I know it's not the next big thing but it sure has come in to its own in the last 10-15 years.  I would be on board for a Slavic Village revival project if the numbers were right.  Cleveland as a whole has come a very long way in the last 5 years and I don't see things slowing down anytime soon.
