Hello Fellow Investors,

I recently lost a long-term and dependable contractor to retirement.  While I have a number of contractors who I work with in the suburbs, they don't operate within the city limits of Philly.  Therefore, I am turning here for help.

I am looking for real estate contractors who rehab/remodel in Philly or if they are outside of Philly, willing to travel into the city for projects.

I would appreciate any and all references for contractors in Philly who are reputable and dependable.  I will test the references I receive.  Meaning, I will ask them to complete small to moderate jobs at my primary residence in order to determine organization, work ethic, etc.  If you know your reference(s) is not interested in taking on small jobs, please do not refer them.

AdaPia, thanks for the message.  I see that you are connected with a Patch of Land.  I am a member as well and looking forward to the opportunity to participate in some of the funding opportunities available there. 

To answer your question, what I consider my failures (others may have a differing opinion) is a Condo that I own with a partner in Center City.  I term this as a failure because I did not listen to my gut when entering the partnership.  In short, by partner entered Chapter 11 shortly after completing the purchase and rehab of our flip. We purchased during the high in the market and because of this bankruptcy we were unable to sell the property when we expected to.  In short we still own the property...waiting for my ex partner to come out of Chapter 11 so we can sell. 

The second failure was in purchasing land in North Carolina (Outer Banks Area) and not doing a thing with it.  I purchased the property via a foreclosure at a big discount.  The property is waterfront and at the time of purchase, sound side land was at a premium and buyers were coming out of the woodwork.  Today is a different story and in short I have held on to the property too long...wasn't watching the market in that area. 

I think you can see the obvious lessons in these scenarios, but I would be happy to talk more about what I have learned here.

Hello All,

I am an investor from Philadelphia, PA.  While I have had  successes investing in  the Philadelphia real estate market, I have had some failures as well.  With each success and failure I have walked away with valuable lessons.  I am here not only to share what I have learned, but to learn from all of you as well.  

I am also looking for new ideas and inspirations to take my investing in other directions (i.e., commercial, crowdfunding, etc.).  Which I am happy to say has started to take root before I ever asked my first question, thanks to the article I read on Mobile Home Investing.  Thanks BP my wheels are already spinning!
