@Bill Gulley 

My end goal is still to provide housing for section 8. I understand that I may need to do other deals prior to providing section 8 housing successfully. The last thing I want to do is ruin a person's life because of my lack of understanding/experience/funds.

Hello,

I have been doing a lot of research on buying duplexes-fourplexes. I think that I have a good basic understanding, but I'd like to learn more about my specific ares: Springfield, Nixa, Ozark, Branson

I plan to go to local REI groups. What are other good resources for determining the following for my area?

Laws that landlords need to know

How rentals are doing

Section 8 laws/requirements: This appeals to me because I'd love to be able to help others while making a profit. Win win

Good resource for rental agreement templates

Also, any other area specific advice would be great. My goal is to create a better life for my fiancé who grew up hard. If I can do this by helping others then that would be ideal.

I have low funds and I am still brand new to this so I am not actually sure what would be the best fit for me. My plan is to investigate what I can do now. If the strategies are too risky then my plan is to save funds to eventually afford my first property. (may trend trade for it) My target market price is 80,000$ to 110,000$. The strategy that I have liked most is buy/hold while renting. Once the house appreciates enough I would sell. However, that is coming from limited knowledge. I still have a lot to learn.

Hello,

My name is Phillip Tillotson. I am 26 and currently live in Ozark Missouri. I am a System Administrator II for a managed services provider. I am brand new to the idea of real estate investing. My fiancé mentioned it to me. After reading a book and online documents I have decided to give it a shot.

I have had previous success with investing. I was able to teach my self technical analysis of stocks. With this skill I was able to trend trade my way to paying off the truck. Real estate seems to be a bit trickier which is why I am here.

This website offers a lot of information and appears to have a great community. I can't wait to discuss investing with like minded people and learn a lot along the way.
