This will be my first home sale. I listed this beach home 2 bed 2 bath with a loft one block from main entertainment strip in Long Beach Washington for 225k buyer offers 205k I came back at 215k in hopes of a 210k counter but they took it at 215k. Even better with earnest at around 2k. Now they are asking I replace the roof some wiring in the attic they want me to replace the entire door frame and door on the front door mind you the one now is not in bad shape at all. And the other thing is the want me to purchase a warranty on the appliances that are very old as it is I feel like this has gotten a little ridiculous with the requests. Am I right in thinking so and if so how should I address the situation or any strategies I can implement such terms or price or whatever. Thank you very much for your time.

@Wayne Brooks yes they absolutely inherit something. How much will be dependent on what they are willing to except. Technically they are entitled to half of everything, as they should be, because that’s what would have been their fathers share. My mother doesn’t want to take that from them. She just wants to save the house. @Robert Freeborn I didn’t mention this before, and I should have because it’s a significant factor I believe but only one of the children even lives remotely close to the beach house. The other two are out of state and I don’t believe neither of the 3 really have any interest in the actual house itself unless of course it’s sold and then obviously their share. So my uncle their father never liked the beach and the house he always wanted those mineral rights so my mother felt it only right they get passed on to his children. The house now is right off of the main tourist strip exactly a block away and The reasonable market value on it is $147k. My grandparents built it in early 80s Andy everything in it is all original still. It’s older but it’s beautiful. It’s a two story 3bed 2 full baths completely fenced in with a big wrap around deck. It needs a new roof it’s shingles’s right now and when my grandma Got sick it just became super overgrown but I been going up there working on that lately. The cedar fence needs replaced and the deck needs resealed and stained. Me personally I would completely remodel and update the whole thing and hopefully get 300k out of it. But that’s me. As it sits though, aside from what I mentioned, it’s really nice and neat no major issues it’s not run down or anything in a nice neighborhood on Oregon ave. It’s just 80s inside, lol.
