I don't have the experience to guide you on this, but there are people who have been successful renting mobile homes.  Why not?  They require maintenance as any home does, but the upside is that you can buy them much cheaper.

Zalman Velvel's book "Mobile Home Wealth" goes into great detail on the ins and outs of renting MHs.  For only about $20 well worth buying.

In my checking around, I've found many park owners who have no problems with me renting homes in their park.

I've shifted my focus to renting travel trailers (because they're much easier to find and can be moved with a pickup truck) and just last week bought my first one.  The park manager has been incredibly supportive, offering me a lot of helpful advice.  And I have a renter lined up to move in Friday with a great rental rate.

I don't know how this will go in the long term, but I'm about to find out.
