We are also newbies and wish you the best! You need to get in touch with @Rick Pozos. My wife and I just got back from meeting with him in San Antonio (we live in Uvalde). He is very knowledgeable and has a REI group that meets the 2nd Wednesday of each month.

Newbie advice:

-Read read read. There are many many good books recommended in the podcasts. After you listen to a few you start to hear a trend in titles mentioned.

-Listen to the Biggerpockets podcasts. (I know there are a lot. My listening strategy was to listen to the first 50 in order to get a grasp on all topics then I moved to the end and started listening in reverse order to catch the more up to date info. It would have taking me too long to get to the end)

-Network. Look for BiggerPockets meetups locally. Also check meetup.com.

-Be wise in how you spend money for education. Most paid courses can be replaced with free advice here. Spend your money on books not courses.

-Keep up on the world of business outside of real estate. Learn whats makes some markets and economies stable and others volatile and what makes the world economy tick. I recommend Robert Kiyosaki's Rich Dad Radio Show. Its a free podcast as well.  Its a good place to start. He has several good guests who you can look into as well.

Thanks for the introduction and advice.  I was Security Force in the Air Force.  You can probably guess which federal agency I'm with due to the area I live in since you're familiar with Uvalde.

I figured I would educate myself as much as possible until I'm confident enough to take the next step.  I'm in no hurry and want to make sure my first deal is solid.

 Thank you!  Yes, I will be doing a lot of learning as I have no experience right now; but, we all have to start somewhere.
