Thank you so much for taking the time to respond, I really appreciate it. Leveraging is a great idea - the only thing is, we are working abroad and it might be a challenge to apply for a mortgage. Hence why I was thinking the best approach would be to acquire 1 unit and then use that as collateral to acquire a few more units.

Brie, would you be able to recommend, as a starting point for us, a good neighborhood with easy access to transit?

Dale, unfortunately we won't be back in the States this year :(

Hi there guys,

My wife and I are currently working overseas, but she hails from Indiana and went to school in Chicago. We are currently considering investing in Chicago for rental income purposes (buy and hold). We would feel comfortable putting down $140 000 on an entry level apartment in a reasonable area, probably not South-Chicago to begin with (smile).

Our goal is to try and generate $ 2000 net income per month over time - probably would be difficult to do with $140 000, but that is what we are working towards. 

We would really appreciate any thoughts on potential areas (not war zones...smile) worth considering, best way to go about finding a solid property management company for out of state investors...

Gentlemen, thank you very much for tkaing the time to respond to my question. I'm back from vacation and ready to get involved in real estate. Although I'm looking into looking at entering the market soon, I actually had this discussion with a friend of mine and he was wowndering what he should do with his capital and how to approach his first deal or two. You thoughts are certainly much appreciated and I think - great advice!

A friend recently asked me this question: if you had $100 000 in capital and want to get into property, where and how would you start? I suggested one of two options. One, purchase two properties worth $100 000 and put 20 % down for each unit. Keep $60 000 in a savings account to cover unexpected costs and expenses while you gain a little more experience about real estate investing.

Secondly, try to purchase a fourplex in a "good" neighborhood for around $150 000. Put down 20% and keep the rest of the capital in a savings account to cover unexpected costs. Of course all the properties need to be cashflow positive with a good ROI (deposit) and IRR of at least 50%.

Let me know what you guys think and share with new investors where you would start if you had $100 000 and perhaps what areas would you consider.

Joel, I'm loving the communication!

We are 30 and 31 respectively. We would like to continue working overseas for another year or 2. We are currently saving around $4000 per month and would like to put this towards our investments in the US. We are basically saving around $40 -45 000 per year.

At first, I guess we wouldn't be able to be hands on at all! However, in a few years it could be an option.

Thanks for your response.

I would like to invest for the long term and keep the properties I buy to ultimately form my retirement fund. My first goal would be to build passive income of $3000 as soon as I can. So flipping is certainly not a goal at this stage.

G'Day everybody, my wife (31 and 32) and I are currently working abroad to save up with the hope of returning to the US and purchasing property.

We are currently doing research on which State would be best to purchase real estate in terms of the best returns. We currently have around $100 000 in cash and wonder which why would be the best to proceed.

This is an awesome blog and we would appreciate any input or guidance. Thanks so much in advance.
