@Bill B. I think a lot of people don’t have to move or look for a job now. At some point that will change, and they will either have to move in with friends and family or find places that don’t care about credit or rental history. Will this cause inventory to sky rocket?  Not likely. 
Then you have people that aren’t selling because they don’t want to be exposed to covid. At some point those fears go away, but that set of potential sellers isn’t likely large enough to move the supply needle too much. 
Still even little rises in inventory would be welcome at this point from my perspective.

@Joe Daigle Yah I think the eviction moratoriums and even the foreclosure moratoriums have a lot to do with the lack of supply.  However, I think that's probably mostly concentrated at the entry level price points.

@Jack Wyatt Jr I'd recommend trying to find a management company that has a presence in that area, and ideally an office location nearby.  Efficiency comes with proximity in property management.  It's not the only criteria to look at, but I think some people overlook it.

How many rentals have I walked into where the water softener salt compartment is empty?  Almost all of them that have a softener.

Those systems are very common in the Vegas market. Installed the prices range from $1900-2300 from what I’ve seen. They are different than a standard water heater, so don’t try to skimp by replacing with the wrong unit.
