I don't think the hedge funds asking high rent prices is the cause of rents going up.  The demand is what is driving the rents up when compared to low supply.  If people weren't willing to pay the higher prices, then the rents would stay the same.

@Brian Walters I work, live, and play in Henderson.  Some of my real estate business goes outside of Henderson, but most of my clients have properties there.

@Erick Daniel Alvarez At that price point, you're mostly looking at 1 bedroom condo units.  You can push rent if you update everything, but that gets into a territory that you're trying to shy away from.  

You're at least a $100k shy of getting into single family product.

@Liana Lorico Do you think your mother would qualify for rental assistance?  Maybe you could buy the condo for your mother to live in and still get an income stream.

Rents have been going up quite a bit, so that helps make it easier to swallow the higher sale prices.

There are some things to consider then if you plan to live in it.  Do you care if the community has amenities like pools, green belts, and gated entrances?  Do you need a garage?  A lot of the communities that have the amenities also have requirements to use their onsite property management, which for many is a deal killer.  

Where you work might also drive some of your location decisions.  Does driving distance matter?
