@Elliott Elkhoury I agree and was not clear. When I say partners I mean others to do business with.

Specifically hard mo ey lenders that will lend me purchase price and rehab costs.

BRRR (buy and hold) is my strategy, bit need some help and guidance to get the 1st one done.

Also need a good mentor, but that's for another post

Am a real estate professional that is looking to begin my own investment journey.

I would love to find seasoned people to get together with and discuss local markets, getting financing, contractors, etc.

I guess a I am lucky because finding properties that can make me money (multi-family for buy & hold or BRRR) seem to be easy for me, however the problem is at this time I have ZERO money to invest.

So my questions are:

  • 1) What options do I have on financing with ZERO of my own money?
  • 2) Is taking on a partner a good idea?
  • 3) If so how do I find, and then qualify, a partner?

Currently working on a deal in Louisville, KY on a 4 unit that is a money maker, but in order to move forward I will to know I can make it happen.

@Wy Kay the most important thing besides carrying concealed is training with your weapon. So many people get their CCW and stop training with it. This is how your u get yourself shot.

Carrying a firearm is a huge responsibility and is not for everyone. Train, train more, the. Continue training if you do choose to go that route.

If not mace/pepper spray is a good alternative but even this takes TRAINING and being familiar with the product you have and being able to deploy it effectively. Spray and run is a very good strategy.

As a realtor I will tell you most sellers will not even LOOK at an offer without proof of funds attached, regardless of the amount or terms of the offer.

Get your money together, then make an offer. Will shorten closing as well.

@Kevin Hart YEs I am a  bit. Lived there for 2 years and my dad and brother live there now. Mike Linnigs and Mark's Feed Store are my favorites when in town, and will be there in November for deer hunting!

The property is in a decent area and outside the 'scary' portion(s), however I am very early in  my research. The numbers all seem to work out and that is always the first step before I go any farther. 

Will do some research on wholesaling and see if I can make that work.
