I am a realtor in California, and the market is very competitive. 

My biggest needs are:
1) Investing here or out of state?
2) How do I find hard money lenders or other lenders willing to work with a rookie investor with little cash?

I understand the basics of analyzing a deal and how to run numbers and am working on these skills. However at some point I will have to take this data to a Private Lender or other lender and get them to give me money based on said data. 

So what is it they want to see and what is the best way to present the data?

What is it that you use, and how can I recreate (read blatantly steal) your successful strategies?

Still lookin for any other investors that want to join into the discussion. As a Realtor I have multiple lenders I have relationships with, and I would love to get your feedback on getting over the hum and DOING your first deal. 

Can meet over coffee, beer, whatever.

I am in the same boat, but have also decided to just start a 'club' and move forward, and have found 2 'real' investors who are interested.
