Deals I Have, Money I Don't. How do You Find Lenders/Partners?

I guess a I am lucky because finding properties that can make me money (multi-family for buy & hold or BRRR) seem to be easy for me, however the problem is at this time I have ZERO money to invest.

So my questions are:

  • 1) What options do I have on financing with ZERO of my own money?
  • 2) Is taking on a partner a good idea?
  • 3) If so how do I find, and then qualify, a partner?

Currently working on a deal in Louisville, KY on a 4 unit that is a money maker, but in order to move forward I will to know I can make it happen.
