@Joshua Wynn

Sorry for the late reply. So far it’s been going great. I have done some wholesale deals in Tx, Az and NM. I’ve been paying off bills, building capitol and doing some hands on training on rehabbing with local flippers. I’m ready to start BRRRRing soon. My processes have been getting better. Honing in my skills and learning with each deal.

Have you start yet? I think the hardest part is starting. The only way to learn is to jump right in. Good luck bro.

Awesome! Thanks for the referral. I will call them up first thing Monday morning. Anyone in particular I should talk to?

Looking to a Investor friendly title company in Farmington, NM.

Also, if you know of any good contractors that can get an itemized repair cost estimates for me would be great as well. I will pay them for their services.

I thank you in advance for your help and recommendations.

@Barry Pekin this is a virtual wholesale deal. Would I even need a local title company in Louisiana to close this deal or would a national one work?

Just got a lead for a ranch in New Mexico. It's a 3/2 1800 sf house with a detached garage/shop, barn, horse stalls and 30 acres. Anyone familiar with the Deming area that is willing to partner up? How do I run ARV if there is no comps in the area? Thanks in advance for any feedback.

I appreciate the feedback. Just watched some of Grant Kemp’s videos. Dude is a master on this strategy.

I've been getting a hand full of mobile home leads as of lately. I really haven't worked any of them yet because I do not know how to run comps on them to get an ARV. Are there any subject matter experts out there that deal with mobile homes daily that can help me out? Thank you in advance for your help.

@Mike M.

Most of the ones I’ve assessed are 3 or 4 bedrooms. I know there are assignment fees I could be making, but I just hand them off to other investors. I’m in this business to help as many people as I can. If it means handing them off to help them out, I will. The most I get out of the deals are a thank you. Haha
