Structuring a wholesale deal that is Sub-2

I have been asking this question to other wholesalers in my market because I run across them quite often. It must be some top secret information that they don’t want to disclose or want to share with me. Is it something that is beneficial to learn? Who is willing to show me how these deals are structured?

I thank y’all in advance for your time and feedback.
