@Ken Eck Thanks for the reply. I was stationed in the Hood quite a few times. I think I have been with every Brigade there. Unfortunately, I didn't not buy property out there. I wasn't even thinking about it back then. Maybe I should have because I used to stay in my RV most of the time saving money.

I do have some construction experience so flipping/BRRR sounds interesting to me. I am currently using my VA loan on the house I live in here. I have built pretty good equity in it as well. I'm thinking of using that to start investing.

Was it hard to get started knowing the possible risk involved?

@Jesse Ramirez Thanks for the reply. I was actually looking at wholesaling starting off and eventually moving to BRRR and rentals. I want to break ground before I retire and get some experience under my belt. I am currently deployed to Afghanistan, but redeploying soon. It would be a pleasure to meet up or talk sometime when you have time, when I get back of course.

I appreciate everyone's input to my discussion thread. I have learned a lot in the process of reading you all's comments. I guess I just need to do a lot of homework and get some experience under my belt.

From your experience, what is a good ROI? Is it even worth trying to get property with a low ROI?

@Kris L. Thanks for the reply. I hear you loud and clear though. It seems the best way to make profits is through flipping. I haven’t invested in anything yet, but that seems to be the route here. What would you recommend?

@Nathan G. I’ve bee analyzing properties here and there around the city and have very little to zero cash flow. The way I see it, in order for me to have a larger cash flow is to maybe make a bigger down payment. Any suggestions?

@Stuart Grazier Thanks for the reply. At this point I'm just doing research and getting ready to read some books. I just want to get my feet wet and build up my knowledge base. I would like to get into rental properties, but I find it difficult to make any kind of positive cash flow within a city that has high property taxes. I analyzed some properties just for see outcomes, and found little to none and in some cases I would be paying out of pocket. I'm thinking maybe a different strategy to doing the investments. Any recommendations?

Hey everyone!

My name is Phil. I am a newbie to this industry. I have been in the Army for a long time (19 years) and it is time to hang up them boots. The military is all I know. I am a Field Artillery Technician in the Army. I believe my job has given me the skills to tackle on this career path. I do not have any experience in property investments. I would not know where to begin. Prior to the military I used to work construction (framing and roofing) and I also worked in the electronics industry. I have always wanted to start investing, but I have been too intimidated by it. I hope to pick at you all's knowledge so I can get started on my own. Any and all feedback is much appreciated.
