Thank you for the ideas. Right now the only thing I could teach is the influence on the mind based on the research and reading books I did. On everything else I was self taught with no experience. I plan on going to sign up with Book Boon to do some more self studies. My aim is to create VR hands on learning programs for people like me who struggle with book learning.

Hi Everyone,

I hope you're all doing well. I'm reaching out to this forum in the hopes of gathering some innovative strategies for real estate investment, given my current circumstances.

Here's a bit about my situation: I've been experiencing unexplained pain in my hands, which has unfortunately made it impossible for me to continue working. As a result, I'm finding it incredibly challenging to establish credit or secure traditional sources of income.

Currently, my kids and I are living with my parents in Sigourney, having moved there last June. While I'm actively exploring various avenues to improve our financial situation, I keep running into dead ends. However, I'm determined to find a way forward.

I'm particularly interested in real estate investment opportunities, but without access to credit, I'm at a bit of a loss. I'm eager to hear about any unconventional methods or creative approaches that could enable me to invest in real estate despite my limitations.

Additionally, I'm working on expanding my skill set by taking online courses in game development and gaining experience in website design and app development. While these efforts hold promise for the future, I'm seeking practical strategies for navigating my current challenges.

I'd greatly appreciate any insights, advice, or resources that you could share with me. Your expertise and ideas could make a world of difference in helping me achieve my financial goals despite the obstacles I'm facing.

Looking forward to hearing your thoughts!

Phil

Hi

I just moved to Sigourney Iowa with my kids. I'm limited to office work since I injured my hands. I'm basically a certified bookkeeper. I want to get into real estate but since I have been out of work for a year since my injury I don't have the means to get into real estate. I'm interested in getting into real estate in renting. I was going to be an appraiser but couldn't find anyone who would hire me as a apprentice. Anyone need help in the Sigourney area? I hope I'm not posting something that is against forum rules. I just wanted to see if anyone needs help.

After 3 failed attempts at getting a duplex we decided to look for a rental and just before we move we got a place PTL. But now I'm wondering if it was a good idea to get a rental that is for sale (townhome) in Newport News, VA. Despite them knowing my wife is in the Navy I'm wondering if the new owners may want us out or let us stay. Was it a good idea to go with a place that is for sale? I don't know even who we are paying 1,000 per month to since everything is done through realtor company. I'm wondering if we should have a backup plan.

Since our options are very few for duplexes in Norfolk VA area we are thinking of Suffolk and Chesapeake. Does anyone have rental property there? If so, what is the it like there for rental properties? I heard that it is not a good idea to invest into Suffolk but our options are slim. We are moving in November. Since I have had 3 knee injuries on one knee work is not easy to come by so we need a duplex to help offset some costs. I think I will have to add in my talks about having a backup plan in case something like my case where I have specialty in security and deliveries but now I can't utilize either. Definitely should of had a plan for this, feel sorry for my wife having to pay for everything. Anyways, I'm trying to come up with a feasible plan but since I don't live in that area currently I'm trying to find a way to get info for the area from people who have experience. Just like an animal when it gets cornered we are going for any area since time is running out just as long as it passes the VA loan requirements.

As we were looking through multi family homes we across houses that said "As-Is, No Repairs Needed." What does that mean? Maybe I'm a suspicious person who is reading something there like don't make repairs. Besides that we came across asbestos siding which makes me think that we need to replace the siding. Do we need to replace the siding? We got 5 houses and working on narrowing them down.

Hi this is my first time buying. I was wondering; What houses are close to the navy base in Norfolk Virginia? We will be moving there in November. We live in Iowa right now. We are just starting out moving every 3yrs. We figured we buy a house then rent it when we move. Also any advice for buying a house there would be appreciated. Here in Iowa 20k is a fixer upper but I so far haven't seen anything like that listed so I'm thinking 70k is a fixer upper from what I'm seeing so far. I'm trying to gauge how low I can go for pricing without getting a fixer upper. I don't know how to do repairs, I just learn as I go just like computers. I learn better from hands on experience than a classroom.

@Charles Carillo

Thank you. I will look into this line of thinking. At least now I can work on a new strategy.

@Paul Moore

Thank you, I did not know about this book. Unfortunately I have been living with speech issues all my life. Based off studies I learned that sometimes what we go thru there is a reason. I wish could be like everyone else but that will never be, I will always be different.

@Charles Carillo

I would need to develop connections in order to invest with a company or person. I was afraid of that. I have speech issues so I'm not able to develop connections. Is there a way to be a silent invester without developing connections?
