Welcome, Kevin! I am right up the road in Richmond. I think having a plan is important and yours sounds like a good one. However, I have no knowledge of wholesaling so I cannot help on that front.

If you are new to RE investing, I agree with @Frank R. It is easy to get caught up in the potential profits but, when there is potential to make lots of $, there is usually also potential to lose lots of $.

However......... having said all of that, perhaps you could present the opportunity to whoever you would go to for the development? If it is that lucrative of a deal, maybe he'd cut you in someway. Then you could pursue both options!

Hello, BP Community!

I am not a 'new' member but a new Pro member. I do not think I introduced myself when I joined so ...... here goes. 

I have been a lazy buy/hold investor in Richmond, VA. I work a fulltime job, which I do like and make a decent living. However, I would quit tomorrow if all of my rentals were paid off. Paying my houses off early wasn't necessarily feasible earlier but it is now my focus. Flipping is also of interest - I have done four and learn more and get better at it each time. My latest interests are investing in rentals for cash flow outside my local area, considering small apt buildings and mobile home parks, primarily in the southeast.

Welcome! I am an investor in Richmond and am looking to connect with investors in your area. My husband is working a contract in Norfolk, depending on how the contract goes, we may look for a duplex or four plex in the area. Keep me in mind if you see anything like that!
