You're going to need to post more information to get any valuable reponse from us. Where do you want to buy? How much is the house you want? What is your income? Will you have roommates?

It is true. The inland areas of CA (Central Valley, Inland Empire, etc.) are more susceptible to RE meltdown as opposed to the coastal areas.

I've heard good and bad things about Wachovia. They are fairly new here in So. Cal, so I'm not up to speed on them.

Anyone have an opinion?

John - do members of TICs get tax benefits, or are they silent partners?

With declining values in tough markets, I am seeing more of a tax benefit for owning a rental.
