so after talking with the owner they have agreed to owner financing. They are asking $69,900 what would a typical down payment be for this property?

The deal is cash only so a conventional loan is out of the picture right?  So my best bet at this point is to find someone to partner on the deal with somehow or get a hard money loan correct? Could a hard money loan work and still cash flow? And would it be easier to apply for a conventional loan once I already have a property since the deal is also cash only? 

Thank you much for responding, as I'm 20 and wouldn't qualify for a conventional loan as I'm told  do I have any other options besides partnering with somebody that does qualify? @James C.

Hello, I'm new to real estate investing and was wondering if anyone could give their thoughts on me getting a hard money loan on a property for sale for $69,900 which doesn't need any repairs and brings in $1,700 a month in rent. It's a three bedroom multi family home that last sold for 150,000 in Jan 2009. Would I be able to get a hard money loan and refinance to a conventional loan? Thank you for your thoughts and help!

Hello, I am from CT but am moving back to California soon. I was wondering if there are any good courses online I can take to get my real estate license in California. If  some one could recommend any courses I could look into that would be great. Thank you.

I can totally see how it could be misleading as wholesaling is kind of misleading to the seller.but can this "seller" still sign a But if I put in my contract that I buy, assign, and hold properties I could put it under contract?

Hello, I am new to wholesaling and am trying to get my first deal under contract.

While driving for dollars I found this property very beat down and would be a great deal, on zillow the house is in foreclosure and is a reo and to place bids now. Can I still get this property under contract? If so who do I contact the current owner or the lender of the loan for the house??

Zillow-

"REO occupied, the seller does not represent or guarantee occupancy status. No viewings of this property. Please do not disturb the occupant. "As-is" cash only sale with no contingencies or inspections. Buyer will be responsible for the possession of the property upon closing.
