Hello, I am new to wholesaling and am trying to get my first deal under contract. While driving for dollars I found this property very beat down and would be a great deal, on zillow the house is in foreclosure and is a reo and to place bids now. Can I still get this property under contract? If so who do I contact the current owner or the lender of the loan for the house?? Zillow- "REO occupied, the seller does not represent or guarantee occupancy status. No viewings of this property. Please do not disturb the occupant. "As-is" cash only sale with no contingencies or inspections. Buyer will be responsible for the possession of the property upon closing. The property in a residential single family property with 4 bedrooms and 3 bath. Love bidding is ACTIVE for this property sold in "as-is" condition with no contingencies or warranties. Cash only. @Jonathan S. @Dorian Jones  When driving for dollars do you look up the property address at the town hall for their info? How do you obtain people contact information if they aren't living in the home. Thank you very much for your quick responses I'll be sure to send out another round of letters this week.

Hello, I am new to wholesaling and have a few questions I was hoping someone could help me with.

I've been marketing to sellers via Craigslist ads, bandit signs, and yellow letters. Craigslist ads seem to be a waste of my time unless another wholesaler is trying to co-wholesale a deal with me. As for bandit signs the money I've spent vs. seller calls doesn't seem worth it. However I have sent out only 200 yellow letters and have had 20 responses (pretty good I thought) however All of which are realtors representing the people I mailed or angry home owners asking me to take them off my mailing list. I got the list off reww.com they're all residential 50+ years old and have good equity. Should I keep mailing out yellow letters to the same list until I finally get a motivated seller to call or should I try targeting expired mls or some other type of list as I've been hand writing these letters and want to make my time spent most effective. Also should stick to just mailing and spend all my marketing money on that or still buy bandit signs?
