I own a 4-plex in Los Angeles and my prop ins is up for renewal. My Ins agent used to shop around my policies but she retired. My premium is considerably higher than previous year, without any changes such as claims, change of zones, etc. I’m currently with First American. I got a quote from Travellers for 1K cheaper but they want 6-months lease agreements on tenants. All my tenants are on month-to-month and now is not the time (pandemic) for me to ask them to be signing lease agreements.

Can anyone recommend an insurance agent?

I'd like to take advantage of the solar rebate. I have a SFR in Los Angeles (DWP utility company). I have an old shingles roof and I know I have to re-roof prior to install of solar panels.

Any recommendations/suggestions? Thank you in advance.

Hi BP community, I’d like to invest in a SFR in the Las Vegas area but I’m also open to Henderson. Any thoughts/recommendations for specific areas, agents and management companies? Thank you all in advance.
I incude in my lease agreements a provision disclosing I don’t carry renters insurance and advising tenant to obtain a policy. I’d like to start requiring renter’s insurance as part of the lease agreement. Can I legally do so (California)? If so, how do I get a tenant to maintain a policy year after year? If more than one occupant (e.g. BF/GF or roommates) do each one carry individual policies? Thank you for the input.
Hi Dawn and thanx for the reply. I really like the idea for the kitchen and bathrooms. I would deffInately implement that. I feel the vertical blinds would collect a lot of dust, though.
Any recommendations for window treatments? I have vertical blinds in my rentals but I’m tired of the maintenance/repair/clean up after every tenant. Also, with vertical blinds a lot of tenants don’t understand that the blinds need to be in the open position first before bringing the whole stack to one side. I’m curious what other landlords do. Thoughts?
I own rent contolled multi-unit in Los Angeles and increase rent yearly per RSO, but sec.deposits have lagged behind the rent. I want to equilize sec.deposit with rent. Should I give separate notice along with the next rent increase notice or it can all be in one notice? Is there certain language I need to include? Thank you.
Hello All, long time reader/listener, first time posting. Do I give 30-day or 60–day notice to end the tenancy in my SFR. The tenants have been renting for several years and are currently on a month-to-month. Should I expect any issues? Thanx in advance for the input.
