Take a month off and then start again.  If you're getting frustrated, you might buy a house that doesn't make sense just because you feel like you have to get SOMETHING.

As Warren Buffett said, it takes discipline to only swing at balls in your strike zone when people are yelling "swing, ya bum!".  Wait for one where the numbers make sense, no one gets rich on mediocre deals.

When you make the offer, price it like it's on a "dead end road".  Market it and price it like it's on a "cul de sac."

She had cancer surgery recently so I'm glad I could make it happen for her instead of just putting it off because we're all busy and then regretting it after she's gone. I'm making more of an effort to focus on the more important things (to me) in life.  I don't blame millennials for not working themselves to death to get "More" and not knowing why.  We live in one of the only countries on earth where even poor people can be obese, so  if they want to start their own business or pursue some other passion while they are young, then as long as they aren't a burden on their parents or taxpayers, why judge them? Not everyone has to own a home, and in some overpriced cities I think it makes much more sense to rent. I'm sure there are websites devoted to stock investing, or entrepreuership where people wonder why everyone isn't doing it.  Real estate is the same thing.  it's not for everyone, and that's a good thing, otherwise your job would be harder because you're competing with an army of young smart and hungry people trying to eat your lunch.

And I'm sure that now that your kids have been in the working world for a while, they realize how hard you worked to make the road easier for them.

this sounds like one of those "sovereign citizen" nuts.  You won't be hearing from his lawyer, every lawyer he asks will laugh in his face.

No. I don't believe the tenants broke the "joist." That's not a joist BTW. It's a beam that was unsupported and there is a tear where it came apart. Likely because there were too many fasteners in close proximity. If it would have split because of weight, jumping the lumber would have long "fingers" on each side of the break instead of being torn like a sheet of loose leaf.  - Said a Licensed Builder.

Now take this with a grain of salt because I, like most other builders, can put it together fantastic but rarely do we see how stuff gets broken. I'd personally be looking out for numero uno, amigo. Call your insurance company because the adjuster is going to have more experience then any peanut gallery. Then call the local building department to see if the home is occupy-able. Base your next steps from the adjusters recommendation. Builder's and handymen are not going to be very credible in court because their we are the equivalent of a tow truck driver at an accident scene.

Yeah, it looks like the beam was notched to fit, which isn't a great idea.  Also, what is that bent metal pole in the picture?  Was it holding up the beam before this happened?  If so, why did the previous owner put it there if there wasn't a problem?

FWIW I don't think it's a several thousand dollar fix.  You can buy a lally jack for under $100 and it will look ugly, but hold up a beam forever.

I see a lot of people online saying it's in Long Island (which is Nassau and Suffolk county, in the suburbs).  It's in Long Island City, which is a small neighborhood in Queens NYC.  Seems like LIC and Crystal City both had underutilized commercial space which made it attractive.

Also, I would've bet money that DMV are would win since 3 of the top 20 bids were in this area and Bezos owns a home here. When a big company relocates it's headquarters, it's often based on where the new CEO lives more than any other consideration. I think NYC makes better sense on all factors except housing prices but maybe that's why he split the baby with VA.

I don't think you can.  My understanding is that they break up (or drill?) a lot of the bottom and sides of the pool so that water will drain into the soil.  If you dig up all the dirt, you will have a giant leaky sieve/strainer and you'll have to basically start over again.

@Bastian Menares are you looking to invest in the US, or to learn about real estate and continue investing in Chile?  I'm very curious about real estate in Chile and will be there in December to visit relatives in the Los Rios region.  Please connect with me if you would like to discuss.  Thanks.

It's not spackle you need, spackle is the stuff you use to fill small holes.  You need joint compound.

And it looks like they never sanded the job.  You need to sand and make sure it looks good BEFORE you prime or paint it.  You're not going to be able to sand it down now.  You need to hire someone to add more joint compound (mud) over it and build it up so they can sand it down and get it to look even.  I repeat, you can't sand it down after it's been painted (or paint  more layers over it) to get it to look right.

If I knew of someone that would be a good guest, I would send her a name and you should too. In the meantime, I'll just thank @Mindy Jensen for doing a lot of hard work on the podcast and putting out a lot of content that we can all learn from.  Thank you :)
