Once you remove the screw, the base should come off (it's what's holding the base on).  You can find some YouTube videos about changing the cartridge, but honestly I doubt Home Depot or Lowes will have the exact cartridge you need so you'll probably need to order it on Amazon. Can it wait till you get the replacement parts?  If not, just change out the whole faucet.

Well...

LLCs are a funny thing. In most states, if you sue the LLC, you get the LLC's assets, but if you sue the person you can get the person's assets, which includes their interest in the LLC. In some states, like Maryland, the protection goes both ways. So they can sue YOU and get whatever income you get from the LLC, but not the actual interest in the LLC because in that state it's treated like a partnership and you can't get someone interest in a partnership. So, if you had an LLC in one of those states and were sued individually, and lost they would be entitled to the income from the LLC. You, as the managing member of the LLC who decides what is payed out and what is reinvested in the LLC forevermore (or paid out as salaries, hint hint) are in an extraordinary position to delay/renegotiate the judgment.

But yes, for most people it's completely unnecessary because 1) Single member LLCs can be pierced if they are used like an alter ego and 2) if you buy with a mortgage the bank will make you sign a personal guarantee for the LLC, which is just like not having an LLC at all, except with additional fees attached.

Before and after pictures look like night and day.  Great job!  I don't get why people get jealous when someone makes a lot of money on a real estate deal, they are very risky and it takes skill most people don't have and are unwilling to learn, so IMHO you deserve every dollar when one goes right.

There are lots of good channels, but (and this is coming from someone who used to work in construction) the gold standard is Ask This Old House. They don't skip steps like the amateur channels, the production quality is great and everything they do is up to local code.  Also, if you search, say, "how to replace a water heater" and their video comes up, you will see other videos from other channels on the same subject.  After you watch several, you will see different variations and problems that are likely to encounter and can deal with it because you've seen it done a few different ways.  Just my .02

I don't know what you can do about getting your money back, but you need to fire him yesterday and get someone else to finish the work.  It's hard to admit you made a mistake but If he can't get it done in a year, he's not getting it done no matter what stories he's telling you.  It's costing you money everyday it's sitting there and he's already proved by his actions that he can't get the work done and will lie to you to get you to keep paying him.  If you were advising a friend on this situation, what would you tell him? Now do that!

If you say no, then they will demand it as part of the discovery process before trial.  Do you want to pay your lawyer to argue why you shouldn't give it to them?  (hint: you will lose this fight).

It says your in Atlanta, which is a very big market and very spread out. Maybe you could try a REIA group in the area of ATL that you want to focus on. You'll be meeting investors who know a lot about the market in the area you want to be in and will probably know trades professionals that are reliable to work with.

Getting your RE agent license or taking a course on RE appraisal would go a long way to making you stand out too.

I don't think you understand what you just posted.  Do you know what fee simple means?  If you haven't bought the house and paid the buyer the money, you don't own it fee simple.  

Why don't you just get your brokers license or buy the property outright?
