Rent some ozone machines or whatever it takes to remove the smell of cigarettes.  THAT'S how much you can deduct.  The rest goes to the tenant, unless something else is damaged.  You get what is required to get the place back to the starting point (minus wear and tear).  You don't get to keep the whole thing because of some kind of moral outrage over someone smoking on your property.  I wish I could keep the security deposit on everyone who listens to dub-step.  They are terrible people and that is terrible music, but that's not how it works.

Maybe people wouldn't take your posts personally if you weren't calling them evil and doing it behind an anonymous handle.  Since you have so much empathy, do you feel bad when they raise property taxes on your landlord?  Do you offer to voluntarily pay them above market rents because it's the "fair" thing to do?  I don't blame you if you don't. It's just that people who feel that way are evil.  Nothing personal, of course.

Try Walls of Books in DC (Columbia Heights).  It's a used bookstore and their website says they rent out the space for Community Events.  They are closed on Mondays and Tuesdays, so you could have the place to yourselves.

My friend's dad had a potbelly pig in a suburb of St. Louis.  It was smarter than I any dog and never had an accident.  That said, he owned his own house, I don't think I'd except that or a snake or mini pony or anything else as a pet other than a dog or cat.

It should have been credited to the buyer at the closing.  Do the right thing and return the money (you want to be in the game for a long time, not a one-and-done investor) and don't use that title company again.  Next time they screw something up, someone might end up owing you money and you're gonna be in the position of having to chase them down.

It's not roaches, the tenant didn't bring them from their prior house.  Take care of it.

If you banged up a used car, the owner wouldn't be entitled to a new car.  He would be entitled to the value of the used car that you broke.  He certainly wouldn't be entitled to two new cars because his wife "has a thing" about everything matching.  Who cares about her thing?  Her OCD is between her and her therapist.  What does it have to do with your car damaging the garage? 

If a carpet has a five year useful life, and you burned a hole in it after one year.  The LL would be entitled to 80% of that cost. If it was a 4 year old rug, then 20%.

THIS! It obviously varies state to state, but my brother who is a realtor says that he videos the inside of a house before hiring the dumpster because where he lives if the stuff left behind is over $600 you have to store it for xxx days etc.  You don't want to throw all their junk away and then claim that they had a persian rug worth thousands of dollars in their living room that you threw away.   Tenants who are behind on their rent also have that same persian rug when there is a leak in the plumbing and then suddenly you owe them money too.
