@Juan Tamayo I echo the importance of having an attorney look draw up the documents you need. Many attorneys will offer a free consultation, either in person or over the phone, don't expect to get work or legal opinions out of the consult, but treat it as an opportunity to ask "what legal documents can you prepare for me?" It is entirely reasonable to ask that in the consult. As an aside, I only work with attorneys and other professionals who offer a free consultation - I believe business is person to person and I want to make sure the professional is someone I can get along with.

@Bastian Kneuse my gut says, without hard data or knowing when Whole Foods made the decision to enter a market, that WF moved in right as the neighborhood was turning. I don't think WF was the catalyst, but it certainly didn't hurt.

@Khang Pham in situations where I feel timid or afraid of saying something stupid, I just name the fear. I might walk up to someone and say something like "Hi, I'm [name], I'm working on [deal]. Forgive my misuse of the vernacular..." People will be accommodating.

I've watched the Whole Foods effect pan out time and again here in the DC area. I can't speak to other markets, but it sure seems to hold here. As for whether it's public, I haven't (in my very limited search) turned up any sources.

BB&T (which I think is in Annapolis) has free small business checking. I have setting up an account with them on my to-do list.
