@Martin D. Congrats on getting into Real Estate! I am also in the entertainment industry (Actor/Filmmaker) and like you took COVID-19 and all the delays as a sign to up my knowledge in some other money making aspect of life, so I got my license, found a brokerage that worked for me, and started studying the game. 

I also became interested in Wholesaling as I learned about it in a Real Estate Investment Course Offered by The University of Georgia, happy to share link if you'd like. I enrolled in this course because my real estate instructor was very adamant on saying the best way to get started Real Estate Investing in California is to get started outside of it, especially if your are younger, I couldn't agree more with her. As a newer real estate investors, it's nice knowing that these deals are at smaller price points to help mitigate risk, it's a great route, but not the only one. 

After educating myself on Real Estate Agency & Invesment strategy I decided to start a Wholesaling business with a buddy from college, and we decided to operate in Houston, TX because it is one of the best markets for Investors, we went in not knowing anyone but we actually got quite lucky, because of COVID everyone has been eager to connect virtually. I just got back from a flight out there as to negotiate with a seller and connect with my team. 

Just want to share that anything is possible once you get tapped into a market, and develop relationship with people; there are so many Facebook Groups, MeetUps, Zoom Call for Investors to connect on the world is your oyster! Im sure you can relate being a French Man in LA living on a boat in Venice haha 

Venice is my Farm Area for Real Estate Agency work out her in CA, i'm looking for partners connected to that area, would be happy to connect further regarding some potential opportunitys. Please feel free to reach out I'd be happy to share anything Iv'e learned!

I am a new investor Cold Calling in Conroe, coming across several Mobile Homes, I have no idea how to run comps for these as I can't find sale points on Zillow, Redfin, Realtor.com, any tips or tricks on what I can do to make an educated Cash Offer?

Questions

  • 1. Primary concern: Do you believe it is necessary to file a TX LLC and register it as a Foreign LLC in CA or vice versa?
  • 2. If needed can the filing of both of these entities be handled with one law firm?
