I am a new investor Cold Calling in Conroe, coming across several Mobile Homes, I have no idea how to run comps for these as I can't find sale points on Zillow, Redfin, Realtor.com, any tips or tricks on what I can do to make an educated Cash Offer?

@Peter Ramirez It will depend whether the mobile homes are on land or in parks. If on land, you'll have to run comps on them using the local MLS system in the area. If you don't have access, you may have to find an agent willing to do it for you. Another option is to network with local mobile home dealerships. They may have some insight for you on the market. In the past, I've found them to be a good source of information.

For mobile homes in parks, you'll have to network with park managers and owners. Find out what homes are selling for in their parks and how people are paying for them (i.e. cash, payments, etc). Usually, they will know as sellers have to give them notice when they sell their homes before they move out.

Hope that helps!
