My wife and I are in need of an attorney who is familiar with master lease option contract licensed in Pennsylvania.

We have come to terms with the seller and are aiming to complete the transaction within the next week as long as we can find an attorney in PA.

I would greatly appreciate  a referral?

Hi BP Family:

I wanted to ask what the groups experience had been with utilizing services that provide list of homeowners who are delinquent on taxes or have current violations on their property? Have you successfully use these list to close deals? Any such services to avoid? I’m looking to get started with wholesaling and would appreciate any advice on identifying prospects.

Hi BP community: I have an existing tenant with a NNN lease on a small diner/restaurant. The existing tenant has been there for 5 years. He want to sell his business at this time. He has asked me what I require to vet the new prospective tenant who is going to take over an run the same business. What are should I ask for to vet the new tenant? How do I ensure what they provide me is legitimate? Thanks. Peter.

Hi BP: I have an Uncle who is an owner occupant of a 3-fam home. He has owned it for 40 yrs and is ready to downsize into a single family home about 10 miles away. He needs proceeds from sale of 3- family to put a down payment on the new home. I would like to buy his 3- family as an investment. He will incur alot of cap gains tax. MARKET VALUE: 1.3 MIL RENTAL INCOME: 5K/MOS. Does thIs make sense? If so, is there a way we can do this transaction that will accomplish both our goals? Thanks. Peter.

Hi BP family: Hope all had a great July 4th holiday. My question to the group is pretty straight forward.......How do you actually avoid having a tenant use the security deposit as the last months rent? You can agree on it when you first lease it to them and even put it in writing, but when they give you 30 days notice and tell you they aren’t giving you the rent and will use the security deposit what choice do you have? Is there a smarter way to approach this? Thanks. Peter.
