Hi everyone: I️ have constant heat problems in the winter with my 3-story apartment complex. It has steam heat and the thermostat is in the basement in the next room over from the boiler. I️ have tried balancing the heat with Maid O’ Mist valves as suggest by a couple of plumbers but it has not helped significantly. In as thinking of trying a thermostat with remote sensors such as the Ecobee 4. Is there anyone who has used this system successfully in a small apartment complex? Thanks. Peter. Thank you for your kind advice and assistance. Peter.

I don't believe you can charge the tenant for this. If you feel it is a legit concerns I would consult with local police or other security expert to see what where the property is most vulnerable the best use of of your money is to address it.

Hi everyone: What is the best approach to validating the stated income from the Rent Roll? What about tenants who have been paying cash to the seller? Is there anything that ought to be in the PSA in connection with this? Thank you for your kind advice and assistance. Peter.

Hi to the fantastic and informative BP community! I'm looking at a 5-unit property in upstate New York. During a walk through with seller and agent and there was a noticeable pitch to the floors in each of the units. What should I look for to determine if there is a concern with the integrity of the structure? I don't yet have the property under contract and did not want to spend the money on a PE. Any advice on how to proceed ? Thank you for your kind advice and assistance. Peter. Thank you for your kind advice and assistance. Peter.

Hi BP family....... I'm looking at a 5-unit property in upstate New York. The seller claims they are getting $3,600 annual income from the coin-op laundry. Does this seems reasonable? How can I verify the claim ? What expenses are associated with operating the coin-op laundry? Thank you for your kind advice and assistance. Peter.
