Very interesting perspective on selling home and investing in growth stocks. I am in a similar situation as the OP but I have a duplex and believe I will have a hard time managing once I move OOS for my job. I like the idea of investing tax free dollars in growth stocks but Isn't it too risky to invest in growth stocks in this market and picking the right ones will be big challenge.

Hello Nicholas,

I have a question about state taxes. I Own my primary home a duplex in IA and my work location is in CA. I was mostly in CA in 2021 but my family was in IA living in the primary managing the rental. Will i end up paying state taxes in both states in 2021?

Thank you so much this was very helpful. This is my only Multifamily home that I currently occupy while renting the other unit to my tenants. I need to relocate out of state due to my job soon. I will stick with them until I sell.

I can no longer reach the agent who found me this new home insurance company. I am positive I indicated to the agent that it's a two family so I wasn't hiding anything. My tenants have their own renters insurance and I don't really understand how to deal with this raise.

I am planning to put my home on sale in spring , bit concerned if this unnecessary higher premium going to impact the sale.Does it still make sense to shop around if I am selling in few months? Appreciate your inputs

Thank you very much for your responses. Unfortunately they ended up raising the premium by $500 because the agent I was working with indicated to the underwriter it's a one family but they found it as a two family during inspection, anything can be done to negotiate?

Hello,

my home insurance company wants to know

the breed of my dog and if it has bitten anyone and what training it has.

It's a small and gentle pet with no biting history, anything I need to be aware of before answering these questions, I just want to make sure they don't slap me with an undue increase in insurance premium.Appreciate your inputs

Hello,

I came across a duplex property where they converted a garage into a third unit but the third unit is unpermitted construction. From the looks of it the numbers are making lot of sense in a red hot market. Is it worth moving forward with  a property with unpermitted construction? Any stipulations that need to be included in the contract before moving forward? Appreciate your inputs.

Thanks Bill. The simple reason is I've turned a bit skeptical about my previous agent as it never seemed like they worked for my benefit

over last few years. Their interests were always towards the insurance company

so I would like to avoid that step if it's not really needed.

So the lender already paid the premium for the new insurance company from my escrow account. I am curious why the insurance agent cares now about declaration page before cancellation when he did not care about a fiduciary duty of finding me an insurance at the right premium price in the first place.
