Hi,

I have a home insurance plan with 'Guaranteed Rebuilding Cost' few months ago I had a water incident and when I filed a claim with the insurance company they did reimburse me for the water damage restoration agency as well as fixing other damages like fixing ceiling and a portion of wooden flooring that was impacted by the water issue. When I purchased the plan it had this clause 'Guaranteed Rebuilding Cost' I would like to better understand what is 'Guaranteed Rebuilding Cost' does that mean: "Now that the damage restoration is done we will also pay you for you rebuilding (for example in this case wooden flooring ) ?"If that's true is it something I have to ask the insurance company or insurance company will drive it.Appreciate your input

Thank you very much for all your feedback.As I understand existing service is atmost of 100a(top two apartments) if I decide to upgrade to 200a ( from 60a) in the ground floor am I required to upgrade other units to 200a as well( from 100a) and would that triple my costs?

Hello,

I recently closed on a triplex and the apartments feels very chilly in winter weather proofing with a plastic cover sealing the windows  mitigated the issue little bit but I would like to get to the root of cause since even when thermostat is set at 80 it feels chilly,especially my lower two units are very cold despite a centralized ac system.Unfortunately I couldn't catch this during inspections since it was warmer weather around that time.I am now dealing with higher utility bills who are some professionals that I can get in touch with for solid weather proofing ?appreciate your feedback

Hi ,

I have a three unit with 100amps,100amps and 60amps capacity in each unit with 60 amps in the lowest unit.Lowest unit doesn't have a kitchen so I am considering to install an electric stove there but stovesrequire atleast 40amps to 50amps besides a 220-240 volts line so an electric upgrade seems to be a must.Would it make sense to upgrade to 100amps or 200amps?Also Iam wondering if there are any other alternatives?

Hello,

I have a finished basement with all the needed egress/outlets and I am considering it to convert it into an apartment and there are few areas (kitchen exhaust and kitchen sink) I lack understanding  and would like to better understand what is the best possible way to go about making those changes.I will greatly appreciate if someone can share their experiences on how they went about a setting up a kitchen particularly exhaust for kitchen odors and kitchen sink in a basement

I recently bought a two family home and the basement is fully finished without a kitchen but ample space  and I have been recently toying with the idea of renting the basement atleast as a room sharing however being a older home it doesn't have the kind of electrical capacity to accomodate a decent electric stove which has very high amperage requirements (atleast 150 amps -200 amps) besides I am not considering gas stove as an option.As is I can envision fuse tripping beside I don't have any 220 line,also it gets very cold in winter in the basement so I will most likeli need a supplemental heater in the basement so elctric upgrade seems like a must if I decide to rent it out.However I was wondering would it be a better idea to have solar panels to supplement my additional electrical needs? also it would be great if someone can point me to other forums on how to convert a basement into an apartment with kitchen.I am also confused whether to go for vented vs ventless range hood or exhaust fan to deal with kitchen odors.appreciate the inputs from experienced forum members
