I agree, at some point, it'll have to expand as supply gets exhausted in RTP. I already see outskirts (Apex, Holly Springs, even as far out as Mebane) growing.

Looking to start a thread to discuss current events in RTP/Raleigh-Durham and it's impact on local real estate. We clearly see an uptick of demands & low inventory. Especially with investment properties, it's hard to break even the 1% rule; there are so many strategies out there to go around this (house-hack, partner, etc.). We have Apple moving here in RTP, with many high-tech/pharmaceutical companies, with the recent addition of RTP Boxyard (pretty cool!), I see a lot up and coming.

Anyone have any further observations/top of mind in this market? Would love to hear your thoughts.

@christopher Allen

I did exactly the same thing as you while getting my Masters at NC State. Multi-families in the area are rare (and quite frankly OLD homes), you can also look into house-hacking with townhomes/condos as another option, which is more affordable. Reach out to me and we can talk more.

Looking at a home built in mid-1960s (50+ yrs old) here in NC. Anybody have any bad & the uglies they've dealt with such an old home? I'm thinking electrical codes are most likely outdated, along with pipe issues, lead paint, asbestos and other sorts.

Would like to weigh out the pros & cons.

Feel free to share your experiences!

As many has noted above - RE market here is hot - especially in the triangle (Raleigh, Durham, etc.). It's no different than other hot markets (Texas, Cali, etc.) - let me know if you want to connect and I can fill you in all the local details.

Hi Archana!

I'm local to RTP and actually live here. I am an investor myself but also an agent. Feel free to connect with me and we can have a chat!

If anyone is still following this thread - I did extensive research in the local area in Raleigh-Durham and decided to go with a firm that most aligns with my goals as an investor. If anyone is interested in learning more about my decision and evaluation, please feel free to reach out.
