Post: Using HELOC on fully owned rental as down payment for next rental

I would like to use a HELOC on a rental property that I have fully paid off to pay for my next rental. My concern is using that credit to pay the down payment for the mortgage. Everything I have researched so far has strongly advised against this, and suggested only using the HELOC to purchase a property in full. The only difference is in all of these examples I have researched, they take out a HELOC on a property with its own mortgage. My property has none.

Is this a good idea? Has anybody else executed a similar plan? Any other advice? Thanks!

Wondering what the length of leases investors in student rentals have for their tenants. Do you use annual or school-year leases (Aug-May generally)?

In my research, I am reading that the biggest con can be the non-annual lease. I am just graduating college and in my experience was never able to find a place with a school-year lease. Only university owned housing had school-year leases.

After graduating college, I will be house hacking in Pittsburgh, PA beginning this summer. Looking for some advice on what areas might be particularly better than others? Strongly considering Mt. Washington with views of downtown Pittsburgh. Let me know what you think!

Anyone use a good property management app that they find works particularly well for them? I am taking on the property management of a duplex (in the Philly area) owned by my Pops. In the near future, I will be house hacking in Pittsburgh, PA. If you know of any apps, please recommend them here!

Anyone have experience using the RentRedi app?

I am finishing up my last semester of college and planning on house hacking in Pittsburgh, PA beginning this summer.

My Pops has owned multi-family rentals before but currently owns just one in the Philly area. I am transitioning into managing this property and am looking for easy ways to do that from far away.

RentRedi seems like a great tool! Let me know if you have used it before or have any other suggestions!
