Considering the cost of holding can make going big a mistake. But what is hard to quantify involves asking yourself how much can I make this property more desirable and therefore justify added costs. This is obvious but sometimes overlooked.

Hi Angel,

I agree with looking for a steady income and think it is very hard to find good cash flowing properties in Los Angeles. I have some thoughts about out-of-state options. If you have a chance, contact me and lets exchange notes.

Hi Peggy, going to the free event is fine, but please be careful. I don't know this program specifically but know that it is possible to learn without spending lots of money. In two other programs I know of I heard that only 2% of the graduates are successful.

Hi Mabel,

I am really in alignment with your approach. Doing a deal on your own can be a lot of work and risky. I agree with the person who suggested looking at out of state syndications with an experienced team makes sense. It is ideal to work with someone who is an expert a particular region as well. With few exceptions, L.A. is not considered the place to be for acquiring cash flowing properties.

I am very skeptical about the idea of home study by itself, particularly when you are risking a lot of money. Consider partnering with someone who has a solid track record and honest and learn from working with them if they are willing to take you on. Then, I can see supplementing your learning with home study programs. I also welcome others to weigh in with their opinions and experience.
