I thought that new laws allowing for additional building would enable developers to increase profits on choice properties. Any thoughts about that?

@Aisha Prince- Hi Aisha, I would love others to weigh in with their experience. To-date -- referring to those who entered the field in the last 1.5 years -- I have found quite a few people who had a very hard time making money with wholesaling and heard about one woman who was successful. I think she had a unique approach. Talk to experienced people to find out what the real prospects; not people who are selling programs.

Hi Chantal,

I like what John wrote and will add to it. First, it is very hard to find cash flowing properties in the L.A area .Going at it alone is very risky regardless of where you invest unless you have a lot of experience. Getting involved in large syndications with a company you trust, in the right area of the country has some real advantages. It is ideal to have a competent team in place as well. Getting in with the right circle who has the right contacts for finding properties can be very good.

Hi Hendrick,

I have not tried this or any of these programs and can't give you any first-hand accounts. I don't think that these programs are necessarily a scam but they rarely deliver what they promise and they often cost a lot of money. There is a very good mentoring opportunity where you can earn, not spend money. However, in saying that, I feel compelled to also say that I don't think it is for everyone. If you contact me, I will be happy to give you a very straight, honest perspective on both options.

Absolutely in partnership with a person or company you trust personally and professionally. I am not saying that you couldn't do better on your own, but it is risky. I know numbers of people who did and wish they hadn't. We offer them and I am sure so do other people who responded to you. If you can get even get something around 8% and learn from someone, be grateful. When you see opportunities for 12-15% ask why this source is offering such a deal when there are a plethora of people who would be thrilled to earn more than the 3% they are getting in the stock market.

Hi James. I am going to give the same advice I always give: Don't go at it alone. Find experienced people to work/learn from.

Unfortunately, I think you should be disheartened. Wholesaling is a very tough business and very few succeed who start at today. That is what I have been told.

Our meetings are in Pasadena, Sierra Madre and Eagle Rock. We have been holding them at sites that we are working at and the last one was at my home.
