@Jerry W.

Hey Jerry,

Thank you for your insight. I have been using the newest version of the California Rental Law Book. I don't want to go into it blind and have made sure I cover my bases. I am being reasonable about it, as in it might have to do with some type of family issue, medical issue, or some other pressing issue; however, there should be some type of communication. Thanks again for your response.

@Joel Owens undefined

Hey everyone,

Thanks for the response. The property was a planned rental and I did send the tenant through a credit and background check. I do agree the tenant did not have the best credit rating; however, she had good standings with her previous landlord.

In California, the law on security deposits is one and a half times the rent that the landlord is asking. @Colleen F.

I got the security deposit before she moved in and it was paid in full. The tenant moved in a few days before the first and I told her should would need to send a cashiers check for that prorated amount and also the first months rent. @Aly L

I have text her, called her, left her a voicemail, and also e-mailed her. I did that all in that sequence. I have a business partner on the property and he has also tried to contact her with no luck. @William Shaffer

Ultimately I don't want to have to evict her and that is the most severe option; however, I am just planning ahead and wanted to grab some insight on what other people thought.

Thank you,

Peter

Hey everyone, I had a quick down and dirty question about evicting tenants. I have a tenant that is in her first month of renting and before she moved in she gave one and a half times the rent for a security deposit; however, it's almost the middle of the month and no payment yet. So, I wanted to know how long someone will wait till a person. Should be evicted? Thanks, Peter

Hey everyone, I have a renter that is about to sign a lease contract; however, there is a dilemma about her getting renters insurance and I wonder if some of the members can throw some thoughts at me. Well, the possible tenant has a home business and has business insurance, which hasn't allowed her thus far to obtain renter's insurance. I have been looking in a few places to see if California requires renter's insurance and I haven't found confirmation on that. Should I require her to get renter's insurance? My gut and findings lead me to believe I should. Let me know what everyone thinks! Thanks, Peter

Hey everyone,

I have been searching for more information on real estate investing on top of my research online and the BP Podcasts. I found a couple REI meetings coming up next week and the week after. The links below are the two I found so far and I wanted to see if anyone can shade some light on these and any other meetings in my area. Thank you for your help!

Hello everyone,

So, I just recently bought a new rental property and this property has two dwellings on the property. The front is a three bed/one bath and the back is a one bed/one bath that is attached to the garage. At the time of purchase and inspection there was a tenant that was leaving in the back portion and has recently moved out, and once she moved out I noticed that there was mold on the drywall in two different areas of the studio. So, I quickly went to my insurance and also had a PM that deals with mold restoration come out to assess the situation, and they both advised me that the mold/damage was old and also showed me that it had obvious signs of pervious fixes with no success.

I am making assumption that this sometimes happens and there is a way to go about the process of recouping the money from the sellers, but I am not sure how to go about it since this is my first time dealing with this type of situation. So far I contacted my real estate agent about the issue and today she will be getting in contact with the seller's real estate agent to let her know what is going on. I have the inspection report that shows some areas that indicated moister and it was covered up by paint, but this wasn't even the worst spots. How hard will be to get money from the sellers and will I ultimately need to get a lawyer involved?

Thanks in advance,

Peter

Hey @Brandon Turner,

Thanks for the warm welcome and thank you for the new networking possibilities. I have been in contact with an eviction center in the town my rental is in and they are very helpful and informative.

Keep up the good work on the Podcasts!
