Hello All,

I passed my Real Estate Salesperson Exam today! I am pretty excited about it and think that it will be a vital addition to my real estate toolbox. I currently invest in buy and hold properties and believe that it will help give me the ability to be more efficient at buying properties.

The test was pretty hard, but I am glad that I put the time and effort into the test. I ended up buying two different exam prep programs to help me get through the test and the book that I got off Amazon was the better choice.

Hello everyone,

I know this has been a recent topic over the past month or two; but I was just sent a link to another blog talking about how technology is going to play a big part in sidelining the real estate agent position. It is a good read and just revisits the possible ways that technology can take the position of a real estate agent out of the equation while buying property. Do you think he has some valid points, or do you think those points have no validity?

Welcome to the site! I posted a similar topic a few months ago and got some different comments on the topic. I am currently investing in the Inland Empire and threw the idea around about condos out there; however, I just didn't look to much deeper into them after I posted the topic. It wasn't because I got really bad feedback on it; I just haven't really asked my agent to look into that area of investments for me.

Brian Ortins reached out in the thread and told me if I need any help with more questions about condos to give him a shout. I would look him up since he was pretty knowledgable on the topic.

There are many things that motivate me in life. What really motivates me to become successful in real estate is that I don't ever want to settle. I want to be able to look back at my life and know that I have had a great life, and I believe that real estate is that platform!

It's never too late to dive into REI! It seems like you are on the right track with getting in as much self taught education that you can while connecting on BP! Those two are key aspects of getting started.

Make sure you are well educated, but also make some decisions that will give you real life education through walking the walk. While book information is great, the experience of getting out and doing the work will give you an even better foundation. I can say that I have a very small amount of experience, but what I do have has helped me along the way. 

As long as you are willing to put in the work now, you will be able to reap the benefits later (i.e. retirement). Real estate is a retirement plan that you can keep building on, and increase goals throughout the year till you close out your career for good. It also has the benefit of growing even after you hangup your day job. The possibilities are endless!

There are a lot of crazy people out there that don't really care for anyone else, and enjoy causing harm to someone else. It is terrible, but true. A lot of other bad things can happen to people during daily activities that could cause physical harm to them and could lead to death. I believe that if you feel you will live in fear, or in peace if you take some steps to protect yourself, it's a small price to pay.  

It sucks to know the world is like this; however, I agree that selfdefense classes are a good way to protect yourself along with a lot of other ways (i.e. handgun, pepper spray, or taser). You could only show the house in the day like you stated, tell someone where and when the showing is, or bring someone along. I believe if you truly are kinda shaken up about this the possible deterrents that you could setup are endless. 

Either way, I think you shouldn't live in fear, even if you went through a traumatic experience. Just be careful and take precautions.

I had one last question on the loopnet creditability topic and wanted to see if any of you use the Cap Rate that is shown for the properties for sale on that website as a point of reference while skimming through the website to look at possible prospects. Either way let me know.
