Alexis Guini I am not fond of the brrrr strategy, I believe that it is a form of kicking the can down the road and as Warren Buffett says, "when the tide goes out, you'll find out who's been skinny dipping". I'm s successful investor and have several properties paid off and a few mortgages. I worry about the ones I have debt on. I believe the brrrr strategy will cause a lot of people to go bankrupt and if you remain debt free, you'll be in line at the courthouse to purchase :) I can get a loan without refinancing my current properties and you can too.

Bret Faszholz I wanted to include a couple things and couldn't due to managing a couple projects. Unless recently changed: HD and lowes don't sale anything thicker than a 5mm and the options are limited. Vinyl conforms to what it's placed on and if it's a small gauge and you have uneven floors, then this isn't a good option. The thinner it is the harder it is to deal with, cutting, laying, ect... The guy that I buy from sold me 1,522sq of 7 mill for $2240 shipped. Compared to what the big chains sale, that's a good deal. I buy for the long term and I have to have something that will hold up.

Bret Faszholz it's been a while since this post and I've learned a lot and have had several properties since. I use vinyl planks in all of my rentals and flips, however if it's a really nice flip, I will do a tile/vinyl mixture. I will give you a contact number that I buy from, they will treat you right. I don't get any incentive to promote these guys, however their prices beat anything I've seen. They can send you free samples. Justin Jones thanks for your kind words. My heart is toward the elderly and children, how're like you I have to support my own first. I misunderstood you to say you had money to work with. If I had enough money I would have a nursing home, senior living facility and a children's home, but for now I invest :)

Justin Jones congrats on the lifelong achievements, it's a rare thing to have the kind of relationship that you and your mother have. You state that you want to help those in need and you mention looking at an investment property. My question to you is will the purchase achieve both? I too have a passion to help the needy, however I keep my charity and investing separately. I am however attempting to fuse the two by developing approximately 13 acres into senior housing. I don't know you, but it seems your heart is more geared towards helping others and if so the daily grind of rental property can diminish your charitable intentions. Just things to consider. Jerry W. Thank you do much for providing such insight. I know your transparency will help many, including myself. I am only 37 and havnt seen the ups and downs like you have, but in 2001 I had to have massive brain surgery and it gave me a new perspective on risk management. Even though my debt is obtainable I still can't escape the thought of lying on my back for months without income. I have also watched the market and have seen the prices soar way past actual value. All of that may be off the subject with my original question, but it's a concern and I was curious about how other investors are treating debt. Once again thanks for such great insight.

Julie L. Thanks for the compliment:). I was fortunate to live with my grandmother during college and she taught me a lot. I don't borrow more tan I can pay for I have 100% vacancy. Kudos to you for being debt free!
