Think of it like this: if the unit cash flows without him, then you have a handyman on sight. This keeps you from having to search for one, especially if he does good work. If you put him out, you have lost nothing and you can re-rent the unit and have more cash flow. Just be sure to evaluate ALL SCENARIOS before you kill this deal. It could be a diamond in the rough.
