Newt,

Get it inspected first to address all issues. Next, talk to the neighbors. You may want to also talk to the HOA about any restrictions. The neighbors may not be needed with this. Finally, ask a rehabber, make that at least three, crunch all your numbers on a worst case scenario to see if this is financially solvent.

You sir, did a great job.  I only have on thing, if the comps are 130 - 150 and they owe 80 and you would have bought it for 80, why didn't you buy it? They would have broke even and you could have pocketed some serious cash?

Get creative - owner finance..... If possible. If that doesn't work, try a smaller community bank. Make the terms worth their while.  Chances are, the smaller the bank, the better the chances. Just my $.02

Go look at the property and run the numbers.  If the floods didn't hurt it and it is a good deal, it will find an investor.

In your contracts, always have an escape clause. Such as, contingent to person X approval, contingent upon inspection, contingent upon "whatever you want to do be placed here."
